CPPIB invests $720 million to support European PBSA platform expansion

Canada Pension Plan Investment Board (CPPIB) has announced that it committed $720 million to European purpose-built student accommodation (PBSA) operator and manager Nido Living. The investment aimed to support Nido Living’s acquisition of student housing platform Livensa Living.  

With the goal of expanding its offerings to 25,000 beds across Iberia, Italy, and Germany by 2031, the acquisition will give Nido a total of 13,000 beds upon completion. 

CPPIB Head of Real Estate Europe Thomas Jackson expressed how the investment underlines the organization’s commitment to the growth of the European PBSA sector.  

“This is a significant strategic acquisition for Nido and demonstrates CPP Investments' ongoing commitment to European PBSA – a sector that provides strong risk-adjusted returns for the CPP Fund,” said Jackson. 

“Livensa is a high quality PBSA platform and the acquisition complements Nido's position in Iberia, a growing market with attractive outlook,” added Jackson.  

Livensa operates across Iberia and is from a private real estate fund managed by Brookfield Asset Management. The transaction between Nido and Livensa is expected to close in Q4 2025 and will be subjected to customary closing conditions. 

CPPIB first announced that it fully acquired Nido last April 2024 with a $40 million investment in the platform. The acquisition was part of its move to further grow its presence in the European real estate market

While it is wholly owned by the CPPIB, Nido is an independently operated portfolio company with a pan-European reach. Benefiting from CPPIB’s real estate investment strategy, Nido also manages the PBSA assets for other international investors. While initially targeting its growth in Germany, Italy, and Spain, it still aimed to build a pan-European portfolio.  

Nido was first established in 2007 and was awarded ‘International Operator of the Year’ during the 2023 Property Week Student Accomodation Awards as well as ‘Best Private Housing, Europe’ by the 2023 Global Student Living Index.
